Owners are a couple going through a divorce unfortunately and have tried to sell their property traditionally with an agent for about a year now with no success.

@Greg Snell Is it normal in your area to take a couple of days to replace a water heater?   

@Marcus Johnson- I do not have experience in this by I think if  you have the existing contract ending 10/30/2018 I would do what you are suggesting of end one lease and start a brand new one.

For the past couple years and now are turning my efforts into Buy and Hold single family and multi-family properties.

This all stinks bc the wood beam is brand new. 

Moving to DFW and brand new to the city. 

And to be safe, I go back a couple of recessions and make sure I pick the absolute worst.

But after listening to a couple of BP podcasts I realized I went about that all wrong.

The only ones that will even consider a pit bull are a couple that deal h the high end homeowners.  

I was pre-approved by a lender a couple of months ago, but decide not to buy the property because the home inspection found some structural problems that I did not want to deal with.
