So, Escrow companies are the intermediary that handles things so the "closing" happens swiftly and legally.

So, I use it to close cash in a few days and then refinance the property, or fix and flip it.

If you are looking to purchase a $100k property, that is still $20k plus closing costs. 

We are closing the deal next week 5/3/2024 I will make 19k.

We don't have oceans to gaze at or mountains to ski or forests to watch wildlife....we have theme parks. 

This deal is close, but no cigar based on these numbers.

We've got a lease in our current rental that goes through July 23rd but just closed on our property last week.
