You can hire a lot of folks to do cleaning or painting, but not many can put in kitchen cabinets or windows/doors and get it right. 

If you're working with standard cabinets, lowers end up 36" tall, uppers go to 54" on bottom and 84" on top (30 inch cabinets) which puts the top of the cabinet at 7 feet.

You can put some cabinets in and a sink just don't put the stove in, but have the gas line inside the wall so that you can easily pop it out.

Stainless steel appliances would help if the kitchen cabinets and floor are not updated.

We used the remaining 7K after the purchase to make modest changes such as paint to the exterior and kitchen cabinets, new carpet, tile backsplash and new lighting.

They ended up replacing most of the first floor subfloor, joists, floorcovering, kitchen and bathroom cabinets, and complete repaint.

One extra layer of protection to ensure tenants are taking care of property.Items to include in lease:-quiet hours-designated parking-designated food storage (cabinets + refrigerator) -no additional guests staying xyz nights or more out of the month.

For the kitchen, at this point I had networked around with some other people in Real Estate and was able to find a great contractor to do the whole kitchen for $6k, (I bought the cabinets/countertops at discount, backsplash was a little pricey, but labor was about $1.5k).

There is a lot of work that I determined is not worth my time going forward (sheetrock, tile flooring, installing cabinets, most licensed trade work etc.)

in my experience, allowing pets is a non-negotiable, and major perks are biweekly housekeeping (build it into the rent), and in-unit laundry. if you choose to go RBTR, here are some tips for THAT:- designated kitchen cabinets- designated storage space in the bathroom- designated laundry days- designated space in the fridge- 'quiet hours'- overnight guest policy (none)- designated parking spots- single occupancy per room...basically all to get ahead of the quarrels between guests!
