Hi Ion, it sounds like you're on the right track and have a solid plan in place for growing your real estate business.

You’re investor makes close to 10% cash on cash if you keep all your money in the deal…however if you do this process right you will have equity upside after closing on the property snd then can decide if you want to refinance ect based on your business plan.

Pay your expenses for each property out of the respective LLC' account; ideally these should be business accounts. 

This isn't to say you can't implement your flipping business part-time; however, it'll not be easy.

Don't get discouraged when business is slow, and things don't pan out for the first few years.
