Hi All- I'm trying to build a list using ListSource with the Geography filter and it is only showing a few thousand available properties in Philadelphia - before I apply any other filters.

We have a Chemex with filters provided as well as a regular coffee machine with filters provided.

How do you follow a specific forum with filters?

A few small things come to mind.No attached towel racks or toilet paper holders (drives me nuts)Provide the air filters, and then have your handyman change them outAnnual inspections, then fix the problems you are responsible forAvoid fans or lights with pull chains in kids bedrooms/closetsWaterproof flooringMake sure the number of tenants doesn't mysteriously grow

Like @Paul De Luca said, a good agent will be well versed in terminology, understand the due diligence process, proficient in underwriting, be knowledgeable about local laws/ordinances that affect real estate investments, have transaction experience and must NOT reek of "commission breath," meaning...don't be focused on your commission. 

Your rental might be getting filtered out of their searches as a "4BR".

I physically went to L&I a few times in the beginning of this year (gross place....i had to practice some deep yoga breathing techniques not to lose my cool with the people who work there) to clear up some issues which had delayed the permit application.
