Hello everyone,As the multifamily values in my market continue their radical ascent I am starting to think more about some of the consequences for real estate agents and their investor clients.I focus primarily on commercial real estate in MN, but still am still involved in the occasional duplex-quad type deal and have been helping friends who are looking to sell their home and owner occupy a duplex somewhere, which was the impetus for this post.

But again, around here, we have to have an approved site plan/permit and an approved building plan/permit before we can actually start construction (although occasionally we do get permission to start excavation ahead of the building permit).Good luck!

Everything I buy is with intentions to either wholesale to another investor, or rehab & flip, but occasionally I hold them, as I have 9 today.I buy from anyone who has the best deal...some come from individual home owners FSBO, some from wholesalers, some from realtors, some from banks, some from live auction, some from online auction, some from HUD auction, anywhere there's a great deal, I could care less who is marketing it.
