After listening to almost all of the Bigger Pockets podcasts, my fiancé and I are l starting to dive into creative ways to find deals- one of which was contacting landlords with recent evictions in our surrounding cities and counties.

Hi All,I want to first start out by saying thank you to the many of you that I have had the chance to connect with through Bigger Pockets, both over lunch/coffee and here online.With that being said, over the past two years, my wife and I have virtually eliminated all of our "bad" debt and currently saving capital for our first real estate investment purchase.We have truly been committing ourselves to better understanding the in's and out's through our own research and are getting much closer to finally taking action.I am from San Diego, recently moved to Orange County, and I'm sure as many of you know the entry level capital required for investing in CA is quite high due to the cost of living (I could be completely mistaken as I only know the OC & SD market to an extent).

If you don't have one, create a bigger pockets meet up! 

I am starting with small multifamily however if something came along bigger, I would consider it if the numbers were favorable.

opinions will vary.. however wholesaling is a pretty advanced activity and quite difficult really.to do it well it incorporates many different diciplines and you need to be on point with all of them.just like being an agent.. 90% of those that try wholesaling fail.. that's a fact and they go into debt doing it or blow their cash.50 to 60% who try to be real estate agents don't make it either.. but if you can get past the hump so to speak being an agent can be a lifelong rewarding career.. most wholesalers don't last a long time as they get to doing something else.and it really depends on your market.

On the bigger stuff, it is easier.
