Hi Rhoda  So depending on your income and credit score I would say best bet to get a FHA is using a mortgage broker in your area.

If you are in-line with comps (which I think you will be), then you have to take a hard decision - do you bet on making minimal or negative cash flow and get potential juicy capital appreciation OR find another deal.

Congratulations on your acquisition, @Holly Wenzel.I would echo most of the other posts here and heavily recommend reselling the parcel to an active local developer, establish a relationship with that developer (and all the rest in the area) and start down the path of finding land for them on a regular basis.My experience has been that vertical construction experts don't posses the time or talent for finding undervalued land.

My first deal I paid cash for a small 3/1 in an area that was heavy with gang activity.  

I have always invested within an hour of a urban area that is growing and am active in Pueblo West Colorado.
