So you are right back to it's a risk, you will have some good pit bull/owner combos or bad pit bull/owner combos.

If she "won't do anything you say", she doesn't sound like a very cooperative tenant and I would not feel bad one bit about her inconvenience for a few days over ignoring your instructions.How long will you be gone? 

It would depend on the quality of the mentor and/or mastermind.

I have seen Starbucks go in with less parking but it was a location they wanted really badly and had more walkability factor.People think retail is easy and tenants pay you monthly mainly passively on the lease.

Using a corporation formed for the intention of purchasing a franchise to flip a house is probably a really bad idea, unless the franchise is a real estate development/flipping business. 

I have guys who are inexpensive and do quality work but i also have guys who cost a little more but are perfectionists and do very high end finishes. feel free to send me a connection/ message.

The previous owner had laundry equipment which they owned and maintained. 

Your typical "cellar dweller" tenant is  generally of a much lower quality and can/do cause issues.
