Does anyone have experience attracting prospective tenants by offering one month's rent free...say "13th month free with 12 timely rent payments"?  

The fourplexes near the newer Wal Mart seem to be in a much better location however, potentially attracting better tenants? 

Also understand that with commercial LLC financing your terms will not be as attractive.

Plus the younger generation prefers other methods of payment.I've used PayPal for security deposits but they charge my tenants a fee.....so it's not attractive for rent.I'm not sure if Google Wallet charges a fee?

If you have the lower rents which attract the younger folks, you are going to have a situation just a step up from a college party house. 

I did not raise his rent with the written agreement he is responsible for mowing the grass.I prefer not having tenants in place personally, but I can see why it would be attractive if you want to invest in a multi.  

There is strong demand and the tenants that I attract are high-quality tenants with solid incomes and credit scores. 

Has other income/support systems (my wallet) so I dont see it as a risk to go below what she is clearing now, even in bad times. 

Is it a matter of renter unit potential attractiveness and/or additional rental income?
