Just because others may or may not act honestly dorsnt mean a new aspiring agent has to. 

Here is what I do:1) Find a deal that resembles your model.  

@Stephanie LellaEven if you stick with a storage tank for domestic hot water (as opposed to on-demand), there are models which are direct vent (pull their combustion air from outside the building envelope and exhaust directly to the exterior).  

I recently discovered this community via google search, and as someone who is aspiring for Financial Independence, Buy and Hold Real Estate Investing looked very attractive to me. 

I am currently a licensed commercial builder and aspire to be a developer.

I think there is like 5 more years to buy real estate and then go to a service model with the systems we have in place.Don't believe in doomsday.

Or do the nomad model or house hacking method you did on this one, and buy a house, roughly at retail value, add a major renovation and the sell it without taxes after 2 years living in it. 

I've got some deals in the works that I don't have enough funds for at the moment or that doesn't fit my model right now that maybe some people on here may have interest.

After looking around and sampling alot of the different models out there, my first goal is to turn 1-3 deals a month by the assignment method, and go from there.
