They also don't like you to be a public figure, have jet skis, DWI, etc. for these policies (nothing too high risk)....Companies likely vary some so a broker who can shop them all may be ideal...There are also commercial umbrellas if you have more than 4 units at a property or more than their max property limit for an individual policy but I have never used or priced those..

I would also suggest to work with a mortgage provider to get a pre approval so that you know what you are able to mortgage - investment properties typically require a minimum of 20% down payment.

A guy I know that does this in a tourist-y area gives long-term discounts over the off-season months, although we have skiing in winter, colors in fall, temperate summers, and colleges and other regular attractions so there's a strong mix of demand.

I know some PM companies don't like James mentioned is his policy.I know a lot of managers and Landlords refuse to show occupied rentals but I have a pretty good process that works well for me and reduces vacancies significantly.When a tenant gives notice, we conduct a pre-inspection of the rental 3-4 weeks prior to termination.
