I recently came across a 4 bedroom,2 bedroom, studio 3 family in a great location in a suburb 30 minutes from Boston.

Question for Lenders: As the back room/storage and cottage are not considered in the public record as bedrooms, would you be able to include it in the underwriting?

Does it mean I'm making 3 different leases for 3 different bedrooms in the 3 floor for example.

Never had an issue with any buyers, they were always happy to have no rush to closing and ample time for an inspection and so on. 

Because the area is so scenic (about an hour for Yellowstone), housing prices are pretty high (average 3 bedroom house is almost 300k) while rent prices are pretty low (about 1000/mo for a 3 bedroom house on average). 

Once you know the houses in your area pretty well, using those 25 components makes it a lot easier to estimate back-of-the-napkin.For example, I know that for a specific type of four bedroom, two bath house in my area, it costs about $2,000 for all new electrical fixtures, about $2,000 for all new plumbing fixtures, about $3,000 for interior paint, about $7,000 for new flooring, about $8,000 for new cabinets and countertops, about $2,500 for all new appliances and about $1,000 for miscellaneous cosmetic stuff.So, when I walk into one of those houses, I know right off the bat that I will spend about $25,000 for a full cosmetic rehab.But that exact same scope of work for a different type of house with different finishes in another state where I rehab would cost much different for a cosmetic rehab.

The tentative plan is to install a skylight in the upstairs bedroom of the Bungalow.
