Hi Everyone,     This is my first post on this amazing platform, I've been searching and coming back for more and more going on 6 months now and have learned so much while on this journey.I'm looking to start my second direct mail campaign and am going to target Subject To Purchases of SFR specifically this time around and would love some feedback/thoughts on my list.In order to narrow in on good Subject To candidates that I can turn to rentals here are my criteria thus far:- Equity: 5%-25%- Year Built: 2000+- Beds: 3+- Income: <$75,000Does this criteria appear targeted enough?

Without going thru all the gory details of the entire process (which would fill this entire forum up and have all of you shaking your heads in amazement) - I started with the beginning of this story- and I will finish with the end of it all.Closing was set for yesterday at 1pm. 

You have to get amazing deals in order to make up for the cost of a contractor which is easily 3x the cost of materials.

Amazingly, many defaulted.

In the case of undocumented immigrants I rely heavily on job checks and previous residence checks - both for the man and the woman (if the woman is working).
