Our loss  looks like it will be in the 50K range when the smoke clears, but better to amputate, than bleed to death slowly. lol  Naturally as an investor I know that losses are a risk we take, but when you are flat out taken advantage of, lied to and or ignored..that raises lots of other issues.  

Looking to house-hack on a two flat in Oak Park.

I am planning on cutting down a tree and trimming the others, putting a new flat roof on it, the pitched roof is still good for another 8 to 10 years.

I worked for about 2 years doing concrete (mainly foundations some flat work) I have been working in the nightlife industry (Nightclubs/raves/strip clubs) since I was 17 as well.

I've looked at some two flats but the numbers never work.
