There is also a shortage of affordable housing, rents are very high, but there are still many houses that are available and even more that are ripe for equity building via additions/renovations.I know my introduction is pretty long- but I've wanted to show that I have the foundation to build a successful business in a market that is uniquely positioned for the economic question marks that the next few years hold.

I would lean towards leveraging my investment property over my personal residence because of the interest right-off, but also because of the protection afforded a personal residence at least here in Kansas.

HELOCs are a great resource for leverage, but as with any leverage, it must be used responsibly and you must know that if the investment goes sideways, can you afford the HELOC payment added to your monthly living expenses until you can flip another successful one to pay it back?
