I do agree that for all parties a fixed price estimate is best (you need to know how to estimate properly).To be successful as a GC, things like getting a large deposit, making sure you are always staying ahead on billing and are spending clients money and not your own, marking up all costs at least 20% to cover OH&P, billing appropriately for change orders, not to mention staying up to date on latest building methods and continuing education, are the minimum requirements to last in this business.Of course you have to keep construction costs as low as possible when you are rehabbing a real estate project.  

They are very informative, and contain ample information on investing in real estate.

I always say appreciation is an added bonus.  

From my understanding, there is only one GC for a fairly large area.

I actually have also seen ads looking for people that want to make extra money and then help coach them along.

You can create ads for getting buyers/sellers and quickly get your name and business out there.

I currently make a large portion of my under the table and is not verifiable income.

I have been looking into some Duplex properties in CA recently and have been noticing that a large number seem to not have  a permit on file with their town or city for the second property that is on the land.

Something's not adding up.

The finishing panels that go on the ends of the on-the-shelf are horribly cheap, the buildup is too thin and the self-adhesive is a joke.Considering the price difference, I won't go the off-the-shelf again unless we're talking some tiny section of counter that needs to be added, an island, etc.
