Your situation is more unique since your mother is granting title, this can be accomplished as a simple estate planning tool in order for you to "manage" the affairs of your mother.

Probably it is complicated to try to accomplish your goal in one entity unless all partners have the same ownership interest or if other partners want to come in partially as lenders.

@Alik Levin,You definitely need to talk to some professionals about what you are trying to accomplish because you do not seem to fully grasp how it works and you are getting some confusing guidance here.

It really just depends on what you want to accomplish with a RE day job and what you think you would enjoy.  

@Mike WoodGood suggestions on shopping the SKU's perhaps a little more carefully and really nailing down the type and quality of finishes and fixtures I want or need to accomplish my goal.  

Unless you need access to the technology and/or want to answer phones for them looking for leads, you can accomplish everything you need to in a modest home office.
