Start growing your network, look on Facebook/BiggerPockets for different events, find a mentor doing what you want to do, and get to know the local lenders/brokers.Try to attend your local REI networking groups and meetups.

Start networking, which you are doing here but there are many live Meetups in Philly, I'm go to about 1 a week there, if you looking to go to one message me, I'll tell you which ones are worth attending.

I joined the local REIA and will attend the first meeting next week.

Also, try to attend one of the "Buy your first investment in 90 days" webinars here on BP.I'd also pick up a copy of Set for Life by Scott Trench as it has a good framework for financial independence, especially for a newer investor.

Know your area extremely well from a rental law/registration situation, know the players (PMs, contractors, inspectors, suppliers, etc), attend meetups or start one if there is not one in your area. 

Attend a jillion RE meet ups in your area. 

I would suggest that you have your friend jump on BiggerPockets or attend some of the local meetups.
