I have found out the hard way that anything related to zoning approval will require a lot of time and patience and there is no sure thing as far as approval.

I don't see how you could make any money buying an already decent house and hiring people out of the yellow pages to upgrade everything.

These kind of leads can be great because no other investor is taking the time to find the owner and call them or the relatives.

I have a coworker (remote ) and relative who lives in Columbus  advising that the multi unit property market is much better than where I am and  after doing some research, I actually observed some affordable duplexes or more units.
