If the HOA is defunct, not operating properly, is underfunded, or has any other issues, it can prevent financing challenges for future owners (read this affects your exit), and effects the quality of the overall property.

I don't know the Maryland market so I'm speaking only to my own market & experience.

I'd recommend speaking to a mortgage broker who can explain your options. 

It is not an area we typically invest in so I can't speak to that. 

I will probably just buy another cheaper vehicle if this one get damaged beyond repair.I look forward to reading @Scott Trench's book "Set For Life" that speaks on living below your means in a similar way.I believe the key is to live as frugally as you can now and don't increase your living once your income increases and your wealth with grow exponentially from there.

The 2nd picture is an example of our generic finished units and this particular project with the LifeProof flooring has to be a higher quality to hit our underwriting rents.
