@V.G Jason thanks that helps the M2M is based on Zillow and Redfin although the numbers listed above are ~100k less per property than what those websites show for each propertyI need to look into recast I am assuming the mortgage broker would know this?

I don't see the point to get 20k off for 50k worth of work, so we switched to mve in ready properties and just let appreciation do the heavy lifting. 2024 looks like it might bring some change: average days on market are currently at 26 (from 5 most of last summer) and listings that go under contract on the first weekend dropped from 56% last year this time to 25% now.

Oftentimes when municipalities ban STRs they will grandfather in existing operators, but if you are mid build when they do that you’re screwed  Once you’ve identified a list of “safe” markets, compare them on Airdna to see where you can likely charge the most (I’m assuming building costs will be more or less similar, so you might as well pick the area where you can earn more revenue)Also, in this market you may be able to pick up land with seller financing instead of having to buy in cash or traditional financing … potentially low or no money down, and won’t affect your personal DTI.
