They didn't have a system to demonstrate, but rather just gathered some empirical data and presented.A couple of points they make: 1) if you are at 97% occupancy, you are not charging enough rent.

Buying lists from listsource doesn't make as much sense to me since a lot of the absentee or high equity owner occupants could have houses that are updated and in retail ready shape.
