Generally for your basic B-C class property, renters are looking for more square footage and storage space, amenities that are in good repair and safety and security (exterior lighting, fencing, automatic garage doors, door and window locks that are easy to operate). 

. - The property I found had a lock out straight into the basement that had nearly the same square footage as the upstairs but no conforming bedrooms. 

Needs to sprinkled for a leasing of the entire basement or a firewall to reduce open footage to 5,000 or less.The basement is mostly carpeted with several rooms that were rented in the past.
