Hello,Since I live in a more expensive market, for doing lease options I would imagine I would need to target professionals such as doctors, lawyers, small business owners, management people, who either have issues with credit or are just getting started in their respective careers and little credit history.

We're actually losing a bit overall, but considering the wealth of knowledge gained, I'd say it's worth the small price.

I am looking to start small with maybe a rental or a flip, but I just don't even know how to start.  

HML says the loan is too small since they would lend me 90% of the purchase price (76,500) and it would be too much work for little return.

I am primarily looking for small multi-family houses to house-hack or SFH to fix up and rent.

Every appraiser is different but I personally hate it when appraisers quibble over such small differences in value.
