We're currently making offers on 4plexs in the South Bay but we're looking at negative cashflow right off the bat. 

So are Torrance, Redondo Beach, rest of the south bay.

Pack the joist bays with rockwool or similar.

Similar to how SF was the huge place to invest but even if you invested in the East Bay 15 years ago, nobody heard of Walnut Creek but now it's incredibly valuable. 

We are looking at a house in Bay Area and it has High voltage line with small step down poll transformer in backyard, and it seems every third or froth house has similar poll with transformer.

But I probably won't be actually buying until end of 2021 or early 2022 because I'm still renting and have a lease that ends in Apr'22.Here in the bay area I'm pretty sure I will get rejected for many offers so I'm thinking should I get a preapproval now and take the credit hit -  just to start browsing in my budget and then get another preapproval end of 2021 (and another credit hit)?
