The types of deeds we grant at sale or acquire at purchase are extremely important.  

Terms like Warrant Deed, Grant Deed and Quitclaim come into play here.Usually {Warrant | Grant} Deeds are used between different parties and a Quitclaim is used for vestiing - - so Document Names bear heavily here.Once again, there's no substitute for doing your homework.

Notice and hearing (a) The mortgagee or trustee granted a power of sale under a mortgage or deed of trust who seeks to exercise such power of sale shall file with the clerk of court a notice of hearing in accordance with the terms of this section.

Taxes..WOW  that is a lot, my rule of thumb is to not exceed 2K in taxes, granted I don't have properties in Dearborn and I know the taxes are higher there, but if I am going to pay that much in taxes I will need to be in a C+ to B or better area. those taxes are KILLING your cash flow!

He lives in a 1910 Victorian and the city gave him grants to repair the house in a historically accurate way, especially any area of it which can be seen from the street - including the garage.

Normally I would gladly grant permission however, this neighbor has a history of bringing legal action against neighbors and others who have denied her something she feels she entitled to.  

(Since you didn't provide the actual numbers, the above is just to give you an idea.)Granted, it doesn't hurt to ask.
