It would be wise before taking a step forward into an investment strategy, speak with your husband about what you are trying to accomplish by investing in real estate.

I just changed my strategy in real estate.

I've made the decision to move ahead and really start developing a business plan/strategy and to begin engaging with the BiggerPockets community and my local REI community.

Do you have any thoughts on perhaps a Seller finance strategy for this property? 

I have yet to purchase a rental property myself because of this market but will keep watching in the coming months, especially with prices stabilizing a bit.In terms of leveraging your primary residence, this is a valid strategy to use.

Start reading through the forums on here and get to know all the different strategies.

The podcasts are a great way to learn (the most recent one is with a guy from Maryland, so something that would definitely interest you).Learn, define your strategy, goals, and of course, take action!

As for flipping, that is usually an early strategy for people with a buy and hold mentality and is used to build up funds to buy properties.

Anyway, my strategy (exit as well) has been based off of them, so I am just trying to do my due diligence in establishing a relationship for not just this deal, but hopefully more to come.I would be the grantor/applicant and FICO is 775+ so getting approved is not an issue.  

I like the buy and hold property strategy, but could also venture into private lending.
