Subcontractors cut a lot of corners and come with a lot of issues.

You could have just as easily had to drive out to watch  your kid up at a baseball game or slipped or cut your hand and had to go to the ER for half the day or a host of over life hAppenings .

This could mean different things to different people and I think certain factors affect whether or not something is a good deal or not, experience (a good deal for a newbie is different to seasoned investor), location ( a good deal in California could be a horrible deal in Indiana), strategy ( a deal could be bad for a flip, but really good for a rental), skillset ( someone who is handy can save more money on labor opposed to someone that doesn't know anything about handy work, also someone that can manage properties opposed to someone who isn't cut out for it, etc).

You definitely have your work cut out for you, and I am sure they are achievable with the right "why."

What is the most beneficial way to cut costs?

Installing roommates to cut down your mortgage/cover your mortgage is smart and it's something I feel like more people should be encouraged to do/should do while they are young bc the pay off can be huge.

Reduce overhead: stop eating out, move somewhere cheaper, drive a terrible car, cut cable, sell your TV, etcMake more money: get a job promotion, work overtime, flip homes, deliver pizza, etcDetermine what is your highest dollar producing activity and do it as much as possible.

BOTH houses were flipped by the same corner cutting investment crew using the same materials about 3 years ago.The house on my adjacent LEFT (in between mine and the neighbor 2 doors down) is a recently vacant property that just sold and is about to get a full gut rehab.

We upgraded all of our floors to LifeProof plank and that seemed to cut down on damage with dogs.
