The current rents for two of the units are $660 and we want to raise them to $725 and this is fair market rent for the size and condition that the two units are in.

In todays market I think people will overpay for the property in as-is condition as inventory and rates are both so low right now. 

I ask them to ensure the apartment is in tip top showable condition, pay for advertising and pay rent until a suitable tenant that is properly vetted can be found, just as they were.

Are the mechanical system in stable condition?

Generally, material in good condition will not release asbestos fibers and disturbing it may create a health hazard where none existed before.

If you don't have any photos or a condition report when they moved in, you won't have much of a case when/if it goes to court. 

The upside looks great, great rent increases and the asset looks to be in good condition, keep your cash, you may find another deal.

Zoning, outdoor storage is fairly rare, depending where you are, condition of the improvements, are you looking for just a metal building or some office too?

Not knowing these items will put you in a great position to FAIL.Once you have a decent handle on your market conditions and rehab number calculations (there are plenty of threads here that I and others have gone into full detail on how to do), then you can comfortably start looking for private money lenders.
