A buddy of mine told me to short it when it hit like 130 and of course I did not .. would have made a nice hit there.And then the fact remains parts of the country just are not liquid have never been liquid and will never be.. those are the really high rent to price ratio markets of the mid west and upper rust belt...

FYI a lot of these rust belt midwest areas with "nice" properties at $170k used to be $80k a few years ago and still have the same low credit tenants as when they were half the price.

As I state whenever I am answering this often asked question, Almost every major "rust belt" city has pockets of really good investing with high returns and places you should avoid.
