A couple things I am aware of:Insurance is low, I haven't been able to get a broker to help adjust a more accurate cost.The purchase price is what I think should be spend on the place even though it is significantly lower.

Make her aware of what happens if she does not bring account current by specific date, based on local law and the terms of your agreement.Tenant should have been billed for the utilities as soon as you received the utility statement.
