Transitioning from MTM to a lease and raising rents:If a tenant is currently month-to-month at a below-market rent, do you suggest having them resubmitting an application in order to be "approved" for a long-term lease?

Do you buy find better deals at Home Depot/Lowe’s or does anyone have online wholesale store they recommend.

I am actually in that role now and am having a very similar experience to your own so this insight is really applicable to my situation and helps enforce that i'm on the right track.

You might find them online - I doubt you’ll find them in the stores right now or even ask around and borrow some for the short term until you find a better solution.
