All you see is the Judge, so nothing to shake and shiver about)But Judges love landlords who are professional and organized and have evidence. 

Evidently, the market is low on four-plexes, so I will adapt my plan to triplexes.

A roof is hard to tell from the ground unless there is water coming through the ceiling or it is really bad, but again it will be visible queues do you see evidence of leaks in the garage or under the eaves etc..  

@David Smit I don't see it as a contradiction, I see it as evidence of the truth.

You may not realize it now, but it will become evident later on. 

I totally agree Bill, and the fact becomes more evident as you grow older or spend time away: school, work or ,in my case, deployments from what you truly care about.

Or people wash blood off cars at your place and leaving off evidence w/o paying you....location, location, location

What you CAN do, especially after you win, is to take the evidence to his chain of command (you sound fairly knowledgeable about the military) and show them.

And it all depends on the sum and total of your evidence - past history, current practice, documentation with your cpa, The house you legally resided in and never changed your residence while you worked on this one, or the fire that burned down your primary residence and left you homeless except for this house you were working on.Tread carefully but honest people don't fear questions.
