I always put all my energy  in the house I just purchased  to rent out.When I say all my energy  I am working  7 days a week going full bore ,every day it is not rented is money  lost !

Upon taking possession I made him aware i was going to need him to leave, and then a week later, gave him formal notice in writing (and notarized) that he had 46 days to leave.

The key is really to have a plan and take action consistently (daily, weekly, monthly).

I'm going to look at property in the next week or so.

We talked a bit about my background as an investor and landlord and, as I said above, she sold it in less than a week.

Our close date was after the 90 days but all the paperwork had to be redone a couple weeks before closing to date everything after the 90 days.

It takes 4 weeks to get through permit process, and all fees etc. are very reasonable.

I am prepping to list it for sale next week. 

Cloud area pretty well, he may have a few places in mind.I knew of a 12 unit for $640,000 up there but it closed a two weeks ago.Stay persistent!
