There are bigger and different challenges as you grow, however you should be able to put systems in place to handle them.I own/manage 15 units (adding 3 more at the end of the week) and it's a lot easier for me to manage these than it was for me to manage my first 4 or 5 units because everything is in place.I don't go over to the property to collect rent (huge waste of time) and I don't do repairs/maintenance unless I have the time to and am wanting to save a few bucks.For rent collection, I set up a PO Box and check it 1-2 times per month.

If you are bidding on REOs that are in good enough shape that there are owner-occupants bidding on them, then you're probably wasting your time.

Long term your completely correct the staff at the mini storage will be able to run my rentals for me but until I get the mini storage off the ground to the point of paying the new staff person I get to add to my all ready crazy work load.
