I rent out 4 of the 5 bedrooms here and live in the 5th.Lets say I want to go get an apartment/studio in order to increase my productivity and eliminate distractions, and rent out my 5th bedroom.Let's say I want to sell the house at any time within the following 24 months.The 2 out of 5 year rule still applies right?

Even though we all use the term “real estate investing,” in my experience there are actually a thousand different things under that umbrella—different strategies, markets, goals, product types etc.

You should have virtually no vacancy in those areas if you price well and have a good product to rent.

Hi Shaun, Once you confirm that the site can be rezoned to meet your intended uses(s), you need to run a pro forma that reflects the market conditions and realities for the product you plan to create.There is (or should be) great upside potential in each phase of the trip.
