College (degreed in anything) means they know how learning is structured, prerequisites to learning to build on, communication skills, testing (yes, testing as you can't advance until what is been taught has been determined to have been learned).

This is based on the relationships I was able to form, sometimes even via email, on the basis that I have to raise funds and I will come back to you post funding for the follow on business.Like Bryan H says, it takes (art) or soft skills at this stage... a belief in you and the project...It has been a great learning experience... hope that helps...

There is another way, look at comparable properties and deduct the improvements, this will be beyond your skill set unless you understand the process, not an easy estimate to make.

I also work on educating myself more and more on my market, sharpening my negotiating skills, and building relationships.

I've kept abreast of the industry mostly through trade magazines published by associations and attending association and industry seminars and round tables.  

It's picking up momentum, but I still have some pretty basic skills yet to learn.

I'd trade for a SFR in Smyrna, for example. 

Is that just a trade off I have to be willing to make?

Also, the goal of the 4-plex was to stabilize income to transition into a new career, which I could now easily do from the amount of appreciation I could realize by selling now.I don't want to make the mistake of getting greedy and missing out on a good time to sell only to see the market take a pullback and have to wait for another exit point.I want to transition into stock trading (I know there's a bunch who would like to bust my chops for that:).
