If you are averse to risk, then actively investing in real estate may not be a good idea because it has risks and is frustrating.

Better to keep 85% of the gains than keep 0% of the losses.Sorry I don't have any other good ideas.  

It doesn't have to be through a formal mentorship program, but it is always a good idea to have a mentor and surround yourself with investors who are more successful.

Yeah I am convinced that house-hacking is a good idea now (although it's really hard to find MF properties around the Bay area), and I will see what I can do while focusing on my day job.
