Is it to reduce expenses today at the cost of deferring that maintenance until tomorrow?

If it is a "no" today based on the facts, then it should be a "no" tomorrow based on the same set of facts.

If makes you money today and it makes you even more money tomorrow as, eventually, the mortgage gets paid off, rents go up, etc.

Great context and I'm thinking I should now share this with the county representative I met (who had expressed such concern).I've also found the prior mortgage docs and will be using them tomorrow to better understand the banks position.  

I'll be in AZ tomorrow and Fri morning to look what's available.

But since I live by the philosophy of abundance, I never worry over one or two deals...life is just too short and there's someone out there who needs my money and skills to make their life better tomorrow than it is today.
