(small possibility an addition to the house extends onto the lot)Fast forward to today and since that time the home was apparently foreclosed by a bank and then passed around from one real estate company to another.

Note we understand that Gladstone has an registration and inspection, so does Independence and we learned today that Grandview has had one since 2009 that they have not enforced and they are having a meeting to improve it, and to create HUGE fines to enforce it.

Today, we went to the property and saw a large wet spot on the first floor carpet, about 10-15 inch diameter.

Today, I have maybe 3 that I work with and they have there ducks in a row - updated POF (not 3 months old), they let me write clean offers, they are all-cash, and they shortened their contingencies and they follow through on the purchase and then re-list with me.

We will start to dig into all of those things today. 

I just noticed this today.

Just hold on the properties tight and ride it over to the next next peak with another 200% to 500% appreciation from today price.  

Really great work - I often say if I started my REI journey over again today, I would house hack early and often.
