I do not own a property yet, but I help my mother who refuses to use the internet, and makes multiple trips to bank to deposit checks.

I personally don't ever put for rent signs out because I don't want to advertise an empty house, but some people prefer signs to internet listings. 

I do have an assistant that can help me throughout the day, what kind of tasks can i delegate for her to complete to make my hunt for deals easier ?

My first task at hand is understanding possible lending options that would be available to me based on type of property and location. 

Moral of the story is that you still need to oversee from afar, even if the manager is doing the day to day tasks.

To achieve that, tenant is expected to do due diligence and exhaust all available resources, e.g. internet research for DIYs videos and articles, to try to diagnose and fix the problem.b.

This may be a hard task in it's self based on how many have been completed and sold to get those comps. 

My thought is this:  if you compare the cash-flow on a SFR once you hire a full-scale property manager (who may be expected to handle these maintenance tasks, similar to what an HOA board does), how do the fees stack up?

Certainly, you could have accomplished the task much more easily over the last 10 years in real estate, but I think it’s getting trickier.
