Sorry, Mike but that 2% target is going to be tough to pull off in most markets.

A specific one is that tenants or someone else believe me to be a rich target they can steal from.

By not advertising the address online you are eliminating 95% of your possible target online customers..

If somebody gets seriously injured... everybody associated with the property will be sued and your pockets are deeper than your tenants so you will be the target, regardless of what you try to put into the lease.

Situations conducive to have activity of termites is a whole other story, plants abutting the structure, wood fence posts against the house, any pathway from earth to wood contact, moisture (they have to have moisture and hate the sun or they die, a leaky hose bib on the side of a house is a target), its like Mars, The Martian Movie, without or within without, they will die...

Lower middle class is my target, as I'm not too keen on investing in lower income areas just yet.

I am a Real Estate Broker and Investor and my (Illinois) target area is centered right around Aurora. 

You should be following listings and sales in your target market so you know what the market is for similar properties.
