- would it be better to have a house with a pool or is it a liability for a rental?

@Bryan Noth @Jordan Moorhead ---- rest assured, that the communities around Lake Travis (Bee Cave and Lakeway) and unincorporated areas to the west, down Hamilton Pool Road into Hays County (Dripping Springs) are seeing incredible growth too. 

I live in a 3bed/2bath in the Biltmore area of Phoenix, AZ w/pool.

The pool is a concern.

They can provide excellent insight on the market, neighborhood, and tenant pool that a real estate agent can't provide.Good luck!

The money they lend comes from a pool of capital providers.

If having a first floor half bath, or master ensuite are the expectations, like in newer suburbs, and you don't have it, you will definitely limit your buyer pool.

The flooring, windows, appliances, roof, parking lot, clubhouse & pool (if applicable) and so forth.That said, before I did this walk through I was scanning BP for some helpful articles but couldn't find a lot of good content on this particular subject.

Here in the Orlando area, pool homes have done extremely well and homes that have amenities that allow them to stand out.

My first building I was way over leveraged , I basically used every available pool of resources/money I had to close it out with no reserves and a whole lot of problems , I scaled and bought up other old beat up buildings as I gained cashflow .that first year or so was just  brutal .. many sleepless nights wondering how in the world  I can keep this thing together without the wheels falling off !
