In the 2nd case, the wholesaler attempts to convince the owner the property is worth far less than the FMV so they can purchase the property at a discount and make a substantial profit for themselves.I just encountered an example of the 2nd case.

Honestly you can do better, with less work.You could likely drive down the price, but then you need to ask yourself if you have the time and energy to devote to the substantial rehab this place requires?

Under Contract for 18 Weeks:Pros-Delaying the date we have to cough up the money would really help, as my partner has most of the cash we typically use to buy flips tied up in a rental home that he will re-fi here in the next month or so, making it so we don't need to try to come up with any creative financing work around for this deal but can just pay cash.Cons-Waiting so long to get the house could mean missing the good part of the selling season and we could get substantially less for it, so committing to it and having to wait for so long seems sort of risky / foolish??

Both would substantially reduce your price...I would question your rent rates if the place in similar condition is only renting for $1,000 for a similar unit.
