it sounds like you need to find an experienced partner or do some more research and education...... no offense but you don’t seem to know some of the basics ..... and that’s ok...... but maybe study some more and practice running numbers or find some one to help you.

A seller cannot dictate credit guidelines to a lender, and the lender needs written guidelines and credit matrix and their own process for discovering the credit worthiness of any applicant.
