So that should be an affordable payment and if the place is in terrible condition, I'd waive the mortgage payments for up to 6 months, if they show me their repair progress and if they are honestly working on the house and not squatting I'll continue to waive the payments so they can spend the money on repairs of my house.If they can qualify for a loan, cool I'll take the cash and give a discount.

Ask yourself this; would you like your "tenant" to come knocking on your door during a Easter or Christmas dinner to tell you they're toilet is backed up, heater isn't working, hot water doesn't come, burner on stove is out, etc?

First the well water smells so I send multiple ppl out and all say it is ok but they still complain, then she claimed ants were invading ( I looked they were not) then the toilet wouldn't flush for two months they told my maintenance guy I said in front of them this is first I heard of it they didn't say anything, my plumber then told me there was nothing wrong with the toilet either.

They ask for a plumber because the "Toilets have been clogged since they arrived" (one of many lies) and I send out my plumber.

Hi @Donald Howaniec thanks for your reply, we had hired an inspector, he didn't say anything like "permit" , we started thinking about added toilet/restroom then I came to know about permit things, there is already a room in basement, I have doubt they pulled permit for it, because it's made in very temporary way. so now I am started thinking when inspector will come for toilet inspection, can he raise question on room, if he raise question on room then previous owner will be responsible or us?
