Skew the numbers a bit to make it "harder" essentially. 2019's numbers are safer to use, 2020 and especially 2021 were outliers. 2022 I believe is somewhere in the middle - but there's lots of people holding the bag, because you could've bought anything in 2020/2021 and it went up, stocks, RE, used cars etc.

You will be loving life when fast forward 6 years you can attend every sporting event, school meeting, play, etc. because of the freedom your real estate provides.  

They key is to commit to the area and get to know the centers of influence in the area and that includes the local business owners, HS and youth sports coaches, political reps, pastors, non profit coordinators, housing authority case workers, and yes... the drug lords, pimps and OG's to a lesser degree.

My tool bags are now hung in the shed with cob webs on them, but I've always been glad to have a deep construction background for rehabbing houses.

The point was mentioned that you can negotiate a better price by not using an agent, true, but to me REI is a team sport & if I started excluding my normal broker from deals word might get out, especially since I am in a smaller market.  

As far as actual construction goes, it's a very mixed bag right now in terms of what subcontractors feel comfortable working.

You would be better off just leaving the cash in a bank bag wth some spray paint on it so the finder thinks a bank robber has dropped his loot than giving it to that guy or his incels! 

I prefer the strapping method but, I still poly & tape the floor and throw the poly away in sealed (duct taped) 6mil contractor bags.
