@Matt Rasich When washing machines drain, they discharge a lot of water at high speed all at once and since you have no problem when you run the water yourself directly into the sink, then your problem might be poor venting which does not allow the water from the washing machine to drain faster.

can you tell the difference between contested vs uncontested foreclosure case, can you find out who the judge is, when is the confirmation of sale, who to talk to at the plaintiffs office to speed it up ?

There is a saying, "Until you have look at 100 houses you don't know your market" To speed up that process  find an agent that sells a lot of rehabbed homes.
