I plan on raising rent for upstairs unit from 750-1000.

It's a great place to network and meet agents, lenders, wholesalers, attorneys, etc.Not yet, but definitely plan too.

One attractive factor for me is the recent announcement of the tallest tower planned to be build by 2030 that was recently approved with  no height restriction.

So, lemme get this straight: You concealed from your lender your plan to transfer the property to a commercial entity after obtaining the loan based on your personal liability.

Consider using a local lender as they tend to be more familiar with the specific market you're investing in.
